Electricity, Gas, Telephone and Water |
|
The tenant shall pay all charges for electricity and gas used in and upon the said property and all telephone hire charges and toll accounts incurred during the tenancy. Where required the tenant shall pay water rates. The tenant shall arrange a final meter reading prior to vacating.

Rental Payments |
|
Rent under the Residential Tenancy Agreement shall be weekly/fortnightly in advance.
If we do not receive rental payment and Westerman Property Solutions has not been contacted, the only course of action, as provided for by legislation, is to issue a Termination Notice and then proceed to the Tenancy Tribunal for a hearing to gain possession of the property and collect all rent and charges due.

Bond |
|
Bonds will be lodged with Tenancy Services and will be held as security against any unpaid rent or damage to the property. Bonds will be refunded promptly after the property is fully vacated, less any deductions that may be agreed or directed by the Tribunal.

|
Periodic Inspections |
|
During the course of a tenancy, a Property Manager will periodically inspect the property at least twice a year. The tenant shall be given a minimum of 48 hours notice. The purpose of these inspections is to advise the owner of the condition of the property and how it is being maintained, and to allow the tenant to advise us of any repairs or maintenance that may be needed.

Repairs and Maintenence |
|
All requests for repairs and maintenance can be reported by phone or through a visit to our office.

|
Insurance |
|
The owner’s insurance cover on the property does not extend to cover the tenant's belongings. We strongly suggest that the tenant take out comprehensive contents insurance to cover their belongings against fire, theft and other perils.
In the event that the tenant, another occupier, or visitor accidentally damages the property and rectification work is required, the tenant may be required to pay any excess that may apply to the owner’s insurance cover.

Termination of a Tenancy Agreement |
|
The tenancy agreement is a legal contract providing protection for both the tenant and the property owner.
Notice by tenants must be no less than 21 days. Such notice must be in writing and is effective from date of receipt by Westerman Property Solutions Ltd.
